ABOUT THE AREA

The Languedoc region in the South of France is characterised by extensive vineyards (the region is the largest wine producer in France) and "garrigue", arid rocky Mediterranean hills. The Aude department is located between the Mediterranean Sea and the Pyrenees, both accessible in less than an hour.  A very wide vista of the Pyrenees can be seen from the site. 

 

The Languedoc's ancient cities of Narbonne, Nimes and Agde are all accessible. Even closer is Carcassonne with its UNESCO World Heritage Site, La Cité, France's second-most popular tourist attraction where visitors from all over the world stroll around what has become the world's largest medieval theme-park. A short walk from the property is another World Heritage Site, the Canal du Midi - a peaceful, shaded place for boating, cycling, and walking.      

Locally, there is a small village 1 km from the property. It is a lively, friendly, typically French village with good basic shops, a supermarket, restaurant, church, sports and leisure centre, a doctor, and a primary school. There are a range of activities, fetes, and community events throughout the year.

 

 

 

The Property

A four bedroom historic character property beautifully restored from a gardener's cottage.  It consists of two buildings, one being the main dwelling, and the other housing an indoor swimming pool and guest accommodation all set within large, beautiful secluded gardens and surrounded by parkland, vineyards, farmland, sunflowers and woodland.

Open plan kitchen, dining room, and hall (5.6 x 5m)
The modern kitchen has a range of easy access units, with integrated dishwasher, fridge freezer, and a combined gas/electric cooker range. A wood burner at the base of the stairs keeps the house very warm in winter.

Lounge (6.5 x 5m)
Approached via a stone arch and with attractive old oak beams and stone walls. A second log burner stands in the stone fireplace. An oak door leads to an under stair storage area, and French windows lead to the covered terrace.

Utility room (4.2 x 4m)
This has fitted units, a sink, and is plumbed for a washing machine - there is space for a tumble dryer and American fridge freezer. There is a separate toilet with wash basin.

Covered terrace 3 x 10m)
A large, sheltered covered area extends the length of house for outdoor living. One end is currently used as a dining area, and the other as a lounge.

Main bedroom (4.8 x 5.4m)
This large room has original stone features. An ensuite comprises an Italian walk-in shower, fitted bathroom furniture and a wall heater.

Poolhouse

The pool (6 x 3m) is heated by gas and suitable for use throughout the year. It is situated in a large room with underfloor heating - one end is the garden room. There is also a sauna and large shower area.

Guest accommodation (3 x 3m, 2.4 x 2.2m)
A double room includes a washbasin. A bathroom contains a large shower unit, hand basin and wc. This leads to a smaller bedroom, suitable for two single beds.


The Garden

The garden is a feature of the property, with many mature trees and shrubs, lawns and flowers. It is attractive in all seasons, and is divided into several different private gardens with various seating and eating options. There are also fruit trees and bushes, vegetable areas, and a greenhouse. There is a summerhouse and 4 storage sheds. 


It is a nature lover`s paradise and a wide variety of wildlife visit the garden, especially, birds, butterflies, bees and red squirrels. A large evergreen oak and horse chestnut tree provide cooling shade in the summer months. In the evenings external lighting gives another dimension to the garden. Most of the garden is totally private, the mature trees and shrubs creating a very sheltered, peaceful and special place.

Getting there

Carcassonne airport is just 15 minutes from the property. Airports at Toulouse, Barcelona, Montpellier, Bezier and Perpignan are also easily accessible. All have regular flights from the UK and other European cities.
