About the region - Le Marche

Le Marche lies on the eastern side of central Italy between the Adriatic Sea and the Apennine mountains – it is now considered the best of the central region (its sisters are Tuscany and Umbria) for it remains unspoilt by the ravages of modern mass tourism. It enjoys the climate, topography and culture of its sisters - but without the tourists.

From beaches to mountains, culture to wild open spaces, and some of the most internationally prestigious events such as the Mille Miglia in May and the Quintana in July/August – all on the doorstep. !t is at the heart of the handmade designer shoe and handbag industry and there are many fabulous designer outlets in the area.

Being only 9 kilometres from Ascoli Piceno, the jewel in Le Marches’ crown, it is within easy reach of Italian culture and only a 35 minute drive from the bustle of the beautiful beaches of the Adriatico.  The Sibilini mountains sit behind the house and in front are the panoramic views of the spectacular Gran Sasso range.


Ascoli Piceno is famed for the Quintana, the travertine piazzas, the 1920’s Caffé Meletti, the outdoor music and opera festivals – in fact it’s just a very special place to be!
Mountain cycling is big locally, but so is horse-riding and even skiing on Monte Piselli
And the area is so central it’s perfect for travelling around Italy – only 2.5 hours on the daily
coach to Rome; the cities of Bologna, Florence and Sienna up to 3.5 hours by car.

 

Property details

The house offers total privacy and sleeps 8. There are 4 large double bedrooms in the main house plus an annex which has some rustic sleeping and washing amenities. 

 

Master Suite 1 - super king bed, luxury ensuite bathroom and second double bedroom on the first floor. Suite 3 - double bed, en-suite shower room and Suite 4 - super king bed, ensuite shower room both on the ground floor. Annex - basic facilities for dormitory style living for up to 4.

 

Shower/bathrooms are complete with shaver sockets, magnifying mirror, towel radiators and storage facilities. There is an additional toilet and shower for the pool and another separate shower for the Spa with waterfall and jet spray functions.

 

There are 2 main kitchens and another support kitchen for outside dining. Main kitchen on first floor - granite tops; electric range cooker with gas hob; American fridge freezer with ice maker; integrated dishwasher; microwave. 

 

The utility has a washing machine, separate tumble dryer, outdoor clothes dryers, iron and ironing board. This area leads to the support kitchen which has a dishwasher; cooker; hob; fridge-freezer and ancillary cupboards.

 

Ground floor and first floor are fully independent with separate access and heating systems. Both have open plan living spaces with dining areas, sitting rooms with fireplaces (log burners) and two bedrooms with ensuite facilities. Both open onto terraces with dining areas.

The flat terraced land around the house is perfect for outside living with many different seating areas offering spectacular views. There is also an olive grove, a wooded area and rolling grass fields. There are many fruit trees yielding cherries, figs, apples, pears and nuts in season.

 

The 12m x 6m pool is one depth throughout and therefore excellent for team games such as water volleyball.

Fractional ownership arrangements

This is an opportunity to purchase a one-eighth share of La Passione which you will co-own, entitling you to at least 6 weeks exclusive usage per year, whilst all running costs are equally shared between the owners. The detailed usage rights, rental options and property management arrangements will be discussed as a group of owners is formed.

Getting to La Passione

The closest international airports are Ancona and Pescara (90 minutes) or Perugia (2 hours)

with daily flights from London Stansted. People travelling from outside the UK can use

Rome or Bologna airports.
